These Terms of Service ("Terms") govern your access to and use of https://www.syntosolutions.co.uk and the cleaning and maintenance services provided by Synto Solutions Ltd. ("we", "us", "our"). By using this website, requesting a quote, or engaging us to perform services, you agree to be bound by these Terms. Where the customer is a consumer, nothing in these Terms affects your statutory rights under the Consumer Rights Act 2015.
About these terms
These Terms apply to two distinct relationships: (a) your use of this website as a visitor; and (b) any contract for cleaning or maintenance services that we agree with you in writing. Where a separate written quotation, service agreement or contract has been signed, the terms of that document take precedence over these Terms in the event of conflict.

Definitions
- "Customer" means the individual or business engaging us to provide Services.
- "Services" means the cleaning and maintenance services described in our quotation or service agreement.
- "Site" means the property, premises or location at which the Services are to be performed.
- "Quotation" means the written quote we issue in response to your enquiry, including pricing, scope and any specific terms.
- "Working Day" means any day other than a Saturday, Sunday or public holiday in England.
Our services
Synto Solutions provides domestic and commercial cleaning services across the 32 London boroughs and the City of London, including but not limited to:
- Standard residential cleaning, end-of-tenancy deep cleans, after-party recoveries, interior window cleaning and oven and appliance cleaning.
- Office and workspace cleaning, post-construction sparkle cleans, daily construction welfare, hospitality cleaning, retail and showroom cleaning, school and nursery maintenance, and data centre cleaning.
We will perform the Services with reasonable care and skill, in line with section 49 of the Consumer Rights Act 2015 (where the Customer is a consumer) and the equivalent obligations under the Supply of Goods and Services Act 1982 (where the Customer is a business).
Quotations and bookings
All work is custom-priced. Following your enquiry, we will issue a written Quotation valid for 30 days from the date of issue. A binding contract is formed when you confirm acceptance of the Quotation in writing (including by email) and we acknowledge the booking. We reserve the right to revise a Quotation if, on first attendance, the actual Site conditions materially differ from the information you provided.
Cancellations and rescheduling
For consumers, you have the right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 to cancel a contract for off-premises or distance services within 14 days of formation, except where you have requested the Services to begin within that period and the work has been performed.
For all customers, the following cancellation notice periods apply unless otherwise agreed in writing:
- More than 48 hours before the scheduled visit: no charge.
- Between 24 and 48 hours: 50% of the booking value.
- Less than 24 hours, or no-access on arrival: 100% of the booking value.
Access and customer obligations
You agree to:
- Provide safe and timely access to the Site at the agreed time.
- Ensure that running water, electricity and adequate lighting are available.
- Inform us in advance of any hazards, fragile items, valuables, allergies or other considerations relevant to the safe performance of the Services.
- For commercial Sites, supply any required site induction, RAMS approvals, PPE specifications, security clearance or NDA paperwork before the first visit.
- Secure pets and remove them from work areas where reasonably required.
Pricing and payment
All prices are quoted in pounds sterling (GBP). VAT will be added at the prevailing rate where applicable. Unless otherwise agreed, payment is due within 14 days of invoice date for one-off jobs and within 30 days for recurring contracts. We reserve the right to charge interest on late payments under the Late Payment of Commercial Debts (Interest) Act 1998 where the Customer is a business.
Insurance and liability
We hold public liability insurance of £5 million and employers' liability insurance of at least £10 million as required by the Employers' Liability (Compulsory Insurance) Act 1969. Certificates are available on request.
Subject to the paragraph below, our total liability to you for any loss or damage arising out of or in connection with the Services is limited to the amount paid by you for the specific Services giving rise to the claim. We exclude liability for indirect, consequential or economic loss, including loss of profit, business interruption or loss of data, to the maximum extent permitted by law.
Nothing in these Terms limits or excludes our liability for: (a) death or personal injury caused by our negligence; (b) fraud or fraudulent misrepresentation; (c) any matter for which it would be unlawful to limit or exclude liability, including under the Consumer Rights Act 2015 and the Unfair Contract Terms Act 1977.
Health, safety and damage
We comply with the Health and Safety at Work etc. Act 1974 and all subordinate regulations. RAMS (Risk Assessments and Method Statements) are provided for site-based work on request. Operatives carry CSCS cards where the Site requires them.
Any accidental damage caused by our operatives in the course of performing the Services must be reported to us within 48 hours of completion of the affected visit so that we have a fair opportunity to inspect and remedy. We will not be liable for damage that is reported outside this window or that arises from pre-existing wear, defects or unsuitable materials.
Complaints and remedies
If you are not satisfied with the standard of any Services, please notify us within 24 hours of completion of the relevant visit. We will, where the issue is reasonably attributable to us, return to the Site within a reasonable timeframe to put the matter right at no additional cost. This is in addition to any statutory remedies available to consumers under the Consumer Rights Act 2015.
Website use and intellectual property
The website is provided by Synto Solutions Ltd. and hosted on the Vercel platform. All content on this website, including text, graphics, photography, logos, code and the underlying database, is the property of Synto Solutions Ltd. or its licensors and is protected by the Copyright, Designs and Patents Act 1988. You may view and print pages for your own personal or internal business use, but you may not reproduce, redistribute, frame, scrape, or use any part of the website for commercial purposes without our prior written consent.
The website uses an AI-powered chatbot (Google Gemini) and AI-assisted form validation. AI responses are generated automatically and should not be treated as legal, professional or contractual advice. Any quotation, scope of work or commercial commitment is binding only when issued by us in writing.
Privacy
Your use of the website and our Services is subject to our Privacy Policy, which explains what personal data we collect, how we use it, and your rights under the UK GDPR and the Data Protection Act 2018.
Governing law and jurisdiction
These Terms and any dispute or claim arising out of or in connection with them, their subject matter or formation (including non-contractual disputes or claims), are governed by and construed in accordance with the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction to settle any such dispute or claim, save that nothing in this clause prevents a consumer Customer from bringing proceedings in the courts of the part of the United Kingdom in which they are domiciled.
Changes to these terms
We may update these Terms from time to time. The "Last updated" date at the top of this page will always show when the most recent change was made. Continued use of the website or our Services after a change constitutes acceptance of the updated Terms. For material changes affecting an existing booking, we will contact you in writing in advance.
